Board Meeting Minutes - 12/11/2008

Crawford Bay at Olde Towne
Board of Directors Meeting
December 11, 2008 

Members Present - David Warren, Franklin Marzullo, and Rob Poellnitz.  Rosemary Dorow of GSH Management was present.

Homeowner’s Forum – Attended by Erika Davis, Debbie Rosso and David Zimmer.
  • There were no reports from any committees
  • Franklin moved that Mike Regan be reimbursed for the electrical repairs made to the light poles in the community.  The suggestion was approved pending return of his receipts.

Approval of Minutes – According to the new process, the minutes from the special Board meeting were previously approved prior to the meeting and distributed by the managing agent.

Treasurer’s Report – Frank Wright was not present so no report was presented.


Manager’s Report – Rosemary distributed and reviewed the income summary and addendum.  Balance on the Operating Budget as of 12/11/2008 is $4,255.41.  Outstanding balance on the loan is $41,702.76.
Rosemary shared the maintenance log for the active projects underway in Crawford Bay.


We received 3 improper invoices from Andrews Roofing for the repairs conducted to units 117, 119 and 121.  Rosemary to investigate, correct and report back


In light of unfortunate health condition of Bill O’Brien, the Board moved and approved that the remaining work required by the City of Portsmouth primarily to unit 125 be completed prior to the January 15, 2009 due date..

The Board reviewed a request from the homeowner of unit 117 for reimbursement for a plumbing bill in the amount of $460.50. The bill was for the repair of his water meter.  It was the opinion of the Board that this expense was not the responsibility of the Association and the request was denied.


Franklin shared a situation with his water meter that required a repair and a comment made by the contractor that likely the problem would affect the remaining units.  Franklin agreed to investigate other units to determine if the issue was epidemic.

Old Business:


David offered for review by the Board for its consideration, the segment of the by-laws that outlines the exterior decorations to units within the complex.  He reiterated that it was the responsibility of the Board to enforce these guidelines.


New Business:


As requested by the President of the Board, Rob Poellnitz presented a review of the CAI Best Financial Practices to determine if The Crawford Bay Association should consider adopting any of these suggestions.  Seven recommendations were offered and will be discussed at a future board meeting.

Christmas is over... for real... time to take down the decorations

Yes, Christmas is over, culturally and by the church calendar also... time for us to remove our decorations.

From Debbie Russo: Asking anyone who can help taking down the lamp post decorations to meet up this Saturday, January 10th around 11:00 am (weather permitting). We will provide a ladder, and Benny and I will store the decor at our office/warehosue until next year.
